Why coastal cedar ages faster

Cedar restoration North Shore properties need tends to come around sooner than the same house would inland, and the reason is exposure. Salt carried on prevailing winds settles on the cladding and holds moisture against the coating. Elevations facing the water take wind-driven rain with no shelter. Reflected light off the harbour adds UV load on top of direct sun. None of that is unusual for the Shore — it is simply the operating condition, and it has to be designed for rather than discovered later.

The practical effect is that a coating system that performs perfectly well on a sheltered inland property can come up short on a Milford or Whangaparaoa frontage. We assess the exposure first, then specify.

Where we work across the Shore

We travel the full Auckland region, Waipu to Hamilton. On the North Shore, most of our work sits in these areas.

Takapuna and Milford

Established cedar homes and newer architectural builds close to the water, with high salt loading on east-facing elevations.

Devonport and Belmont

Character properties and cedar additions, often with heritage considerations around colour and finish.

Albany and Greenhithe

Large volumes of cedar and larch cladding on homes built through the last two decades, much of it now due for its second or third cycle.

Whangaparaoa and Gulf Harbour

Among the most exposed cedar in the region. Coastal wind and salt make the coating specification genuinely critical here.

What restoration involves on a coastal property

The process is the same one we use everywhere. The specification decisions inside it are what change on an exposed site.

  • Thorough wash to remove accumulated salt as well as dirt and mould
  • Stripping where the existing coating has failed under UV and salt load
  • Extra attention to end grain and junctions, where moisture enters first
  • Coating systems chosen for UV resistance rather than colour alone
  • Cool colour formulas on dark, sun-facing elevations
  • Shorter maintenance intervals set for the most exposed walls
